1250 W Jefferson

1250 West Jefferson is the first building in a masterplan of nine buildings of varying heights, gridded on a full block bounded by West Jefferson, S. Catalina, W. 35th and S. Vermont Ave, west of the USC Campus. The site is currently a collection of affordable detached low-density two-story apartments owned by Community Builders Group.

Replacing all the existing affordable units in the 1250 West Jefferson Building in a current parking lot will provide the opportunity to clear the site and enable the construction of dense housing of over 1,000 homes in the future.

1250 West Jefferson is a seven-story building with 122 dwelling units ranging from studios to three bedrooms, matching the program areas of the existing buildings while improving bathroom and kitchen amenities. Each of the new units also has private outdoor space in the form of a balcony.

Common areas are accommodated on the ground level with a large lobby lounge running through the building, and a gym. The rooftop is landscaped and programmed for shared uses.

The expression of the building is both singular and articulated, complementing the diverse and changing scales of the neighborhood. The gridded façade is a depiction of the typical horizontal ordering of the city, densified vertically and made visible.
